The design of this building was a real challenge, mainly due to the width of the plot, which is less than 13 m. The building was not only to fit as many meters of space as possible, but also to allow parking on the premises, fit into the surroundings and, above all, fit comfortable apartments. An additional challenge is the location of the plot in the conservation zone, which meant that each solution had to be accepted by the Conservator of Monuments.
According to the local spatial development plan, the only permissible function was a multi-family building, while maintaining the existing single-family building at the back of the plot. The ground floor of the building has therefore been partially opened, creating an entrance arcade, roofing of parking spaces and access to the further part of the plot. The apartments were designed on the upper floors, which allowed for maximum use of the ground floor space for common functions.
The flat roof of the building is partially covered by a fragment with a slope of 45 degrees, which refers to the mansard roofs of the surrounding tenement houses. The balcony on the south-west side has been decorated with a delicate steel structure, the proportions of which refer to Sopot’s wooden verandas, adding lightness and local character to the whole.
